These terms apply when you use lintelwatch.com, our reports, alerts and emails ("Lintel Watch", "we", "us"). By using Lintel Watch you agree to them. If you use it for a company, you agree for that company.
- We explain cities' public records about apartment buildings. We are not any city or government, and this is not legal advice.
- Claim only buildings you own or manage, and keep your device key to yourself.
- Don't copy our site in bulk or use it to find out who complained to the City.
- Always act on the City's own notices; our alerts help, but can be late or miss something.
1. What Lintel Watch is
Lintel Watch reads the open data of the cities it covers every night and shows it as scores, signs, maps, reports and alerts, with plain-English explanations and estimates (for example, when an order may start lowering a score). Lintel Watch is independent and is not affiliated with any city or government. The City's records can be late, incomplete or corrected later, and our explanations and estimates can be wrong. Nothing on Lintel Watch is legal, engineering or professional advice.
2. The City's notices come first
Your obligations come from the City's own orders, notices and by-laws, not from Lintel Watch. Alerts and reminders are a help, not a guarantee: an email can be delayed, filtered as spam or not sent, and the City's open data can change after we read it. Check the City's notices and deadlines yourself.
3. Claiming a building
- Claim only buildings you own or manage, or that you are authorized to act for. The information you give us, including any document, must be true and yours to share.
- We may check a claim, ask for more proof, refuse it, or remove access at any time, for example if a claim turns out to be wrong.
- Your device key (from the code we email you) opens the owner details on that device. Keep it to yourself; sign out on a shared device. Tell us at once if you think someone else has it.
- Owner details (which problems, where, deadlines) are for running your building. Don't publish them or use them against tenants.
4. Plans and payment
Lintel Watch is free during our pilot. If we start charging, the plans and prices will be shown on our plans page and you will see the price, billing period and how to cancel before you agree to pay. Nothing is charged without your agreement. You can stop a paid plan at any time; it stays active until the end of the period already paid.
5. Acceptable use
You must not:
- copy, scrape or download the site or its data in bulk, or use automated tools to do so, without our written permission;
- try to see another company's owner details, guess codes or device keys, or get around our limits or security;
- use Lintel Watch to identify, contact or retaliate against a tenant or anyone who made a complaint to the City;
- send us harmful files, or upload a document you have no right to share;
- use Lintel Watch in a way that breaks the law or harms others.
6. Contractors and other businesses
When we show contractors or other businesses, they are independent of Lintel Watch. We may check their licence, but we do not do or guarantee their work; any agreement is between you and them. Paid placements are always labelled "Sponsored".
7. The City's data and our content
Building information is each city's open data, used under that city's licence; the credit each licence asks for is on that city's pages and on our Cities page. Maps use data © OpenStreetMap contributors. Our design, text, explanations, software and reports belong to Lintel Watch; you may share a report or a building page link, and quote short parts with credit to Lintel Watch.
8. Our responsibility
Lintel Watch is provided "as is". To the extent the law allows, we are not responsible for losses that come from relying on it, including City fees, missed deadlines, sign colours or lost business, and our total responsibility to you is limited to the amount you paid us in the 12 months before the claim (or C$100 if you paid nothing). Nothing in these terms limits rights you have under consumer protection laws that cannot be limited.
9. Changes and ending
We may change Lintel Watch or these terms. If a change matters, we will say so on the site or by email before it applies, and change the date at the top. You can stop using Lintel Watch at any time. We may suspend or end access if these terms are broken.
10. Law
These terms are governed by the laws of Ontario and the federal laws of Canada that apply there, unless the law where you live says otherwise.
